For the sake of simplicity, I will note approximate prices based on what you as the buyer would be receiving.
Of course, leases should be a lot less expensive than exclusive rights to a track.
Also, of course custom beats should be less than a normal lease from a producer's existing catalog.
With all of that said, let us start with a simple lease where you will have limited rights to a track.
With most leases, you can only sell up to 2,000 copies.
These rights would generally include the ability to use the song in one commercial form of the following: radio, album, mix-tape.
With these types of instrumental beats, in general, the producer is able to resell the same track to other artists.
The producer retains all writer's credit as well as publishing for any sales made.
With all of this in mind, it is only fair that the producer charge no more than $50, given that he is an unknown producer.
If you pay $50 and go about your day, then he's happy with the sale, and it doesn't break your pockets.
As far as custom and/or exclusive beats for sale, the price should be much more.
I cannot speak on the cap for this type of buy because that really all depends on the producer's status, potential of the song, and the value of the instrumental to the artist.
However, I can speak on the minimum for this type of transaction.
With the understanding that you the buyer have full faith in a particular instrumental and plan to have exclusive ownership of the track as if you were a record label, I would start at $500.
These deals are normally for those who are very serious in the music industry.
Now I can take it a step further and say that if you plan on obtaining all the rights from the producer, you can also plan on at least quadrupling that price and making it $2,000.
That is definitely on the lower-end.
Producers do not like to give their rights up for small amounts of dollars.
